As you well know, Florida is having serious property insurance market problems.  Homeowners policies in Florida are literally two separate policies in one. The two sections are (1) Wind or Hurricane Coverage, and (2) All other Perils, which covers Fire, Water Damage, Vandalism, etc.... Wind Policies have deductibles that are valued by a percentage of the total value of your Home. The Wind Deductibles are generally, 2%, 3%, 5%, or 10% of the value of your home (Example: Home appraised and insured for $200,000 that has a 5% Deductible would translate to, in the event of a covered loss for Wind, an out of pocket expense of $10,000. Some banks will only allow 2%,3%,or 5%. The All Other Perils (or AOP) Deductibles are :$500, $1,000, $2,500, $5,000, or $10,000. With all deductibles, the rate for the insurance is lower the higher the deductible. Sometimes the size of the deductible becomes not enough savings for the risk. Request more than one deductible on your quote.

Flood Insurance is MANDATORY for a lot of Residence of Florida. If you live in a Flood Zone, you are probably already aware of it. If you want to know if you are in a "Flood Zone", please call for a "Flood Determination" from our Personal Lines Department. Flood insurance is National Subsidized and regulated by the "National Flood Insurance Program" ( www.nfip.org ) and the rate is the same regardless of what insurance company services it for you. The professionalism of the servicing carrier is crucial. In the event of a claim, the insurance company that services the Flood Policy is who dictates the claim. Only the regulation, the rate, and the payment are the responsibility of the NFIP.

In order to rate your property properly for Flood Insurance,  we will need you to email or fax us a copy of your "Elevation Certificate". This form is given to you at your real estate closing. It is part of the survey of the property that is done at or before the time of closing. If you do not have one, a new survey can be done for about $175.00, depending on your area. If your Elevation Certificate was done a some time ago, it might be beneficial to get a new one. With today's technology, a lot has changed. Please call us and we can direct you to one locally or you can find them in the yellow pages of your local phone book under the heading of "Public Property Surveying" or "Property Appraisers". Just ask them if they do "Elevation Certificates". It is important that the elevations are correct on your surveys for your flood insurance. The wrong or changed elevations can cause you to pay a lot more for your Flood Insurance for a long time and go undetected costing you thousands! While quoting your policy. We will be using the information that you provide that you provide to an "Insurance Appraisal". Your home or property must be insured to 100% of the replacement cost of the home. If it is not you will be subject to further deductible or policy penalties at the time of loss. The land that your home sits on can not be insured. Land is always land (Landscaping is covered in the policy: Read your policy for the limits). If you beleive our "Insurance Appraisal is too high, contact us and we will work with you to make sure its right. Every home is different and unique. If we can not get the value to your satisfaction, then we can take a "Certified Property Appraisal" as aforementioned in the flood section. Please answer all questions completely and accurately. This will help us in getting the rate correct and in a timely fashion for you.
